- Definitions
- Owner: The person offering the vacation home for rent.
- Guest: The person booking and using the vacation home.
- Purpose of the Contract
- This contract governs the temporary rental of the vacation home “Nido tra le cupole” located at Vicolo dell’Avila, 8, 00186 Rome, Italy.
- Booking and Payment
- A booking becomes effective only after a 20% deposit of the total stay amount has been paid.
- The balance must be paid upon arrival.
- Last Minute Bookings
- A minimum notice of 24 hours is required for last minute bookings.
- For last minute stays, which are typically shorter, a single payment may be required either before arrival or at check-in.
- Cancellation
- Cancellations made up to 30 days before the arrival date will result in a full refund of the deposit.
- Cancellations made less than 14 days before arrival will not be eligible for refunds.
- Number of Guests
- The maximum number of guests is limited to 5 persons. No additional guests are allowed.
- House Rules
- Smoking is not permitted inside the house, but is allowed on the terrace.
- Guests are requested to observe quiet hours from 11:00 PM to 7:00 AM.
- Check-in / Check-out
- Check-out is at 10:00 AM, while check-in is from 1:00 PM to 9:00 PM, with an additional fee of €30 for check-ins until midnight.
- Duration of Stay
- The minimum stay is 3 nights.
- Pets
- Liability
- The owner is not responsible for the loss of personal items or belongings of the guests.
- If the owner cannot make the booked property available due to circumstances beyond their control or due to force majeure, an alternative property with similar characteristics will be offered to the guest, subject to their consent. If no suitable alternative can be found, the owner will cancel the booking and refund the entire amount paid by the guest. In this event, the guest will not be entitled to any further compensation or damages.
- Changes to Terms and Conditions
- The owner reserves the right to modify the terms and conditions with adequate notice.
